Clackamas Community College (CCC) seeks to hire a

Facilities Physical Plant Technician I
. This is a full-time, union, non-exempt, and benefits-eligible position will work Monday through Friday, on-campus, from 7 AM to 3:30 PM.

PURPOSE OF POSITION

:

Assists in the maintenance, operation and repair of institutional HVAC systems, fire detection and protection systems, boilers, chillers, utility distribution systems, fan systems, and Building Automation Systems under the guidance of others. Provides support related to infrastructure systems such as plumbing, electrical and mechanical systems while developing foundational knowledge and technical skills. Participates in tasks related to routine preventative maintenance, basic mechanical repairs, and support for system operations such as assisting with the replacement of pumps, pipes and control components (both pneumatic and digital), to help maintain the functionality of college buildings, equipment and grounds across multiple campus sites.

ESSENTIAL JOB FUNCTIONS

:

Preventative Maintenance (30% of the time)
  • Assists team members and department leadership in supporting the College's HVAC and electrical equipment Preventative Maintenance Program
  • Participates in scheduled preventive maintenance activities under supervision to help reduce downtime of critical systems and equipment; support the maintenance of accurate preventive maintenance records.
  • Assists in operating and monitoring Physical Plant equipment, helps maintain equipment records, and learns to identify opportunities for improving functionality and efficiency.
  • Performs a variety of skilled and semiskilled tasks under guidance, including routine preventive maintenance such as washing and rinsing coils, replacing air filters, and assisting with system operations and basic component replacements (e.g., pumps, pipes, and control components) and other similar activities that will ensure the smooth and continuous functions of college buildings, and equipment at multiple campus sites.
  • Supports the procurement and organization of supplies and materials needed for preventive maintenance activities, including maintaining appropriate stock level.
  • Assists with basic tests, measurements, and adjustments as directed to support proper functionality of Campus Services equipment.


Electrical Support (30% of the time)
  • Assists in reading and interpreting blueprints, schematics and technical diagrams to support the installation and maintenance of wiring, control, and lighting systems
  • Supports basic electrical maintenance activities under supervision, while developing an understanding of system performance, energy usage, and utility consumption.
  • Assists with gathering and organizing data related to electrical systems, including historical and operational information, as directed.
  • Supports the procurement of services, supplies, equipment, and materials by assisting with orders and maintaining inventory for departmental needs.
  • Assists skilled staff with electrical projects and supports other Campus Services departments as needed to complete assigned tasks.
  • Participates in the layout, assembly, installation, testing, and adjustment of electrical fixtures and wiring under guidance.
  • Assists in testing electrical circuits and equipment and learn basic troubleshooting techniques using appropriate tools and testing instruments.


HVAC and Other Repairs (30% of the time)
  • Assists in the maintenance and repair of refrigeration equipment, air conditioning systems, heat pumps, air handling units and air/water-cooled chillers, while learning system components and functions.
  • Supports the preparation of boilers, chillers, and cooling towers for internal and external inspections, including assisting with documentation and coordination under supervision.
  • Assists with completing or coordinating repairs to boilers, heating, and cooling equipment, while developing an understanding of repair processes and return-to service procedures.
  • Supports maintenance and repair of auxiliary HVAC/R equipment, including fans, motors, pumps, and cooling towers.
  • Assists skilled staff in performing repairs to HVAC equipment such as motors, starters, pumps, VFDs, and valve and damper operators, gaining hands-on experience.
  • Collaborates with Physical Plant team members in troubleshooting building heating, cooling, and energy management systems, with guidance and direction.
  • Assists in reviewing plans, specifications, and schematics, and support estimating time and materials for assigned tasks as part of the learning process.
  • Performs routine maintenance tasks in support of institutional needs, including basic mechanical and electrical work such as replacing lamps and ballasts.


Safety and Other Duties (10% of the time)
  • Assists in tracking and documenting refrigerant use and inventory in accordance with EPA regulations, the Clean Air Act, and the Montreal Protocol, while learning proper handling and compliance requirements.
  • Follows state and local building regulations, including the National Electric Code, under the direction of licenses and/or supervisory staff.
  • Assists in the proper disposal of batteries, lamps, and mercury-containing equipment in accordance with EPA and OSHA standards.
  • Adheres to all safety rules and procedures for assigned work areas, and performs tasks in compliance with ADA, OSHA, building, and fire codes, with guidance as needed.
  • Participate in safety trainings and applies safe work practices in daily activities.
  • May assist or support Campus Services staff in responding to college emergencies as a designated responder, under supervision.


GENERAL JOB FUNCTIONS:

  • Establish and maintain effective working relationships with students, staff, other agencies, and the general public.
  • Perform other duties as assigned within the scope of the classification.
  • Participate in college committees when requested.
  • Maintain proficiency by attending training and meetings, reading materials, and meeting with others in areas of responsibility, which may require travel.
  • Maintain work areas in a clean and orderly manner.
  • Maintain student confidentiality, data integrity, and comply with all related college, state, and federal standards, including the Family Educational Rights and Privacy Act (FERPA).


Qualifications



REQUIRED QUALIFICATIONS

:


  • High school diploma or GED, plus additional applied trades training and at least one year's experience, or any equivalent combination of education and experience which provide the knowledge, skills, and abilities required to perform the duties as described.

  • Familiarity with general maintenance and repair methods, operation of related equipment, and applicable safety and health regulations.

  • Ability to exemplify traits that reflect the College's culture, including integrity, a customer service orientation, cultural competency, trustworthiness, flexibility and a willingness to change.


SPECIAL REQUIREMENTS OR LICENSES

:


  • Driver's license valid in the State of Oregon.

  • Enrollment into the LME Apprenticeship Program upon completion of the probationary period.

  • May require First Aid/CPR certification, articulated boom lift, scissor lift and forklift certifications and respirator protection training and fitting testing.


PREFERRED QUALIFICATIONS:


  • Training, apprentice, or class knowledge of plumbing, HVAC, Boiler Operation, backflow device, or welding certifications.

:


  • The position requires regular (60-80%) ability to use dexterity and fine motor skills assemble, build or repair machines or other objects.

  • The position requires moderate (40-60%) physical effort such as lifting, carrying, or movement, etc. Movements required to complete work require high degree of speed, agility, hand eye coordination and equipment operation.

  • The work environment has regular hazards or obstacles (40-60%). There may be some personal risk or hazard. Job conditions are somewhat uncomfortable, with moderate (40-60%) issues of confinement, temperature change, incident of noise, or interactions of a disagreeable nature, inside/outside work, dirty conditions, exposure to contagious disease, etc. Position may require regular responsibility for driving.

:


  • Supervision of others is not a typical function assigned to this position. May provide training and orientation to newly assigned personnel, and may assign work to student workers.
