Housing Maintenance Supervisor

Job Description
The Office of Housing at The University of Tennessee at Martin is accepting applications for a Maintenance Supervisor. This position is responsible for supervising and making decisions on the day-to-day maintenance operations for all residential facilities, ensuring residents have a well-maintained, safe, and fully functional living environment. The position oversees multiple maintenance trade areas-including general building maintenance, painting, locks, and appliances-and provides guidance and technical expertise to staff across these disciplines. The incumbent manages personnel through training, performance evaluation, and recommendations for personnel actions. The role includes enforcing policies, safety regulations, and applicable codes; inspecting the quality of work in progress and upon completion; and ensuring work meets university standards. The position is also responsible for ordering materials, managing inventory, and providing guidance on the selection of tools, equipment, and supplies needed for projects. The position also maintains detailed records of time and materials for billing purposes and coordinates with external contractors on various campus projects to ensure timely completion and compliance with specifications.


Responsibilities
1. Perform technical support of the housing maintenance program areas.
2. Perform daily tasks necessary to complete building maintenance for university housing, including but not limited to general maintenance, painting, locks, appliances, and other assigned work.
3. Provide general maintenance service as requested via the department's work order system; manage work order documentation to ensure accuracy and completeness.
4. Operate and maintain machinery, tools, and equipment required to perform assigned responsibilities.
5. Supervise full-time maintenance personnel supporting lock shop, paint, and maintenance operations.
6. Supervise part-time student workers and summer temporary workers.
7. Organize staff workload so that preventative and routine maintenance work is completed on schedule.
8. Other duties as assigned



Qualifications
Minimum:
  • High school diploma and four years of relevant experience, or an equivalent combination of education, training, and experience.
  • Knowledge of tools and equipment, including operation and safety.
  • Ability to provide staff guidance and properly train in the use of equipment, materials, and safety policies and practices.
  • Ability to effectively communicate quality and service standards, departmental policies, procedures, goals, and expectations to staff.
  • Ability to ensure compliance with applicable codes and safety regulations.
  • Good written and oral communication skills.
  • Good time management skills.
  • Basic computer skills.
  • Ability to keep accurate records and attention to detail.
